Old Farmhouse for sale in the heart of the Limosin. The house was once an old sheep farm, that we have renovated from a wreck, the down stairs was an ancient dwelling and the up stairs was a grain attic. The down stairs has been renovated and insulated where possible and has several original features.

The interior up stairs is built from scratch, in keeping with the rest of the house. The house has been constructed to new build standards, all the electricity conforms to the latest standards, ie phone and tv points in every room, and upstairs is totally insulated, as we were able to put insulation in as we built. The house has had a totally new roof again because of this we were able to use modern materials and membrane, and to insulate.

The house is on mains drainage, which means there is no problem with having to have a foss and all the regulations that come with that!

The up stairs consists of 4 large bedrooms, a family bathroom, which is very large and has a walk in shower, and the plumbing for a large bath, and in the v large master bedroom there is the plumbing for an ensuite bathroom, (suite needs to be chosen and purchased by new owner), there is a long corridor running the length of the house off which all the rooms exit. All the rooms feature the exposed house beams. and Beautiful pieces of wood from the original grainery have been used to make the doorframes and other features.

All of the interior doors and doorframes in the house have been hand made, and also the front door.

The staircase is handmade oak, and it is wider and longer than most staircases due to the height of the downstairs ceiling and the fact that it was the most practical way to make them.

The downstairs consists of salon, and Kitchen/diner which is 66m squared, bothe the salon and the kitchen diner have real wood burners, the kitchen diner fireplace is designed to house a woodburner with a wrap around boiler, and there is a space in the loft for the necessary water tank, and all the plumbing is installed for 6 radiators to run off the burner.

Leading off the kitchen area is a utility room and wet room which need completing, leaving the new owners the choice of bathroom suite etc, there is a new boiler in the utility room which has not yet been used, it is to service half of the bathrooms in the house.

Leading off the dining area is a door into the barn in which there is another outbuilding containing the another boiler which services the other half of the bathrooms, and the kitchen, this means that all the bathrooms can be in use at the same time without disturbing other users.

The Barn is 220m sq with 2 large access doors for tractors or plant machinery. The roof structure in the barn is sound.

The final building on the end of the row of buildings is another smaller barn of 120m sq with 1 large access door, this building however has no roof and needs some work doing before it can be used.

The property comes with around 3 acres of land, part of which has been mowed and cultivated into a garden for the house, the rest of which can be used for agricultural or leisure use, it has a leisure CU on it.

The House and buildings are set in an area of natural beauty with walks in all directions including one through the woods behind us that the local marie has spent money on developing with sign posts, information panels and walkways.

There are wonderful views over the bourbon forest, and our nearest neighbour is a hotel which is another bergerie, (sheep farm) that has been fully restored and is a fantastic example of what can be done with these old buildings.

The house has a feeling of being deep in the countryside, because of all the land and the views, but in actual fact it is a 5 minute walk from the local village, of Oradour sur vayres, which has all the amenities you need, school, library, supermarket, local shops, bank etc, and just down the road 5 mins drive away is another village called Cussac which has similar amenities and also a garden centre and large DIY store. The house is very well placed for getting to larger towns such as Rochechouart 10 mins and St Junien 20 mins, and It has a very direct route to Limoges, the nearest city, which only takes 35 mins to reach on main routes.

The local Marie has also invested a lot into the local walking and cycling tracks around the area, the most notable is the voi verte.

Oradour sur Vayres has a bus route directly to the city which can be used to commute for work or college, and the buses stop at the other larger towns of Rochechaourt and St Junien on the way.

Also once a year Oradour sur vayres hosts the largest Funfair in France, which concludes with the most spectacular fireworks display, which brings an enormous amount of trade to the area, making this town surprisingly dynamic!
