In December 2014, Bill 9 was given royal assent in the Alberta Legislature. This bill essentially created the New Home Buyer Protection (General) Regulation.

This regulation requires Condominium Builders in Alberta to have a Building Assessment Report (BAR) created for each condo building as they are completed. The BAR is to be provided to the Condominium Corporation and the New Home Warranty Insurance Provider to give both entities a better understanding of the common property and common facilities that they are taking over.

The BAR is not intended to replace or supersede any inspections that are to be completed, nor is it to act as a warranty, appraisal or guarantee.
